NOTICE OF SHERIFF SALE

By virtue of a certified copy of a decree to me directed from the Clerk of Circuit Court of Pulaski County, Indiana, in Cause Number 66D01-2308-MF-000012, wherein The First National Bank of Monterey was Plaintiff, and Nathan L. Pearson, State of Indiana-Department of Revenue, and Unknown Tenants of 2350 W 200 N, Winamac, IN 46996, were Defendants, requiring me to make the sum as provided for in said Decree with interest and costs, I will expose at public sale to the highest bidder on the 19th day of March, 2024 at the hour of 1:00 PM or as soon thereafter as is possible, at http://zeusauction.com/, the fee simple of the whole body of Real Estate in Pulaski County, Indiana.

Part of the South Half of the Southeast Quarter of Section 33, Township 31 North, Range 2 West, 2nd Principal Meridian, Franklin Township, Pulaski County, Indiana, more particularly bounded and described as follows: Commencing at a PK nail with RLH washer at the Southwest corner of said South Half of the Southeast quarter; thence along the West line of said South Half of the Southeast Quarter North 00 degrees 16 minutes 02 seconds East 630.77 feet to the point of beginning (referenced by a HIP at South 89 degrees 47 minutes 26 seconds West 30.97 feet); thence continuing along said line North 00 degrees 16 minutes 02 seconds East 684.84 feet to the Northwest corner of said South Half of the Southeast quarter; thence along the North line of said South Half of the Southeast Quarter North 89 degrees 51 minutes 20 seconds East 1147.00 feet to a ½ in I.D. iron pipe with RLH cap (referred to as HIP) (referenced by a HIP at 6.13 feet and 32.54 feet); thence South 1315.64 feet; thence West 575 feet; thence North 630.75 feet; thence West 577.97 feet to the place of beginning.

Together with a 20 foot access/utility easement, the East line described as follows: Commencing at a PK nail with RLH washer at the Southwest corner of said South Half of the Southeast Quarter; thence along the South Section line North 89 degrees 47 minutes 26 seconds East 583.11 feet to a railroad spike at the Southwest corner of a 10.46 acre parcel as described in Document #20141078 recorded in the Pulaski County Recorder’s Office and the point of beginning; thence along the West line of said 10.46 acre parcel North 00 degrees 12 minutes 00 seconds West 630.75 feet to a ½ inch I.D. iron pipe with RLH cap at the point of termination.

Together with rents, issues, income, and profits thereof, said sale will be made without relief from valuation or appraisement laws. In accordance to the requirements of IC 32-29-7-3, this Notice shall also represent service of Notice of Sale of this real estate upon the owners.
